Tamberlane Condominium Association is a 55 and older senior community.  Tamberlane is located off of PGA Blvd at The Avenue of the PGA, in Palm Beach Gardens, Florida  33418 between the Florida Turnpike and I-95.  The community was developed in 1968-1969 and is a quiet hidden gem conveniently located to activities and shopping.

The Tamberlane Office is open Monday, Wednesday and Friday mornings from 8:30AM to 12:30PM.

Please print the application for buyer or tenant and return the completed forms to the Tamberlane Office along with a $150 check for the application fee. Tamberlane Condominium Association is a 55 and older senior community.  At least one resident (owner or tenant) must be 55 + years old in order to occupy a unit.  

Effective January 1, 2024 the quarterly maintenance fee will be $2390, due January 1st, April 1st, July 1st and October 1st and considered late if it is not received by the 10th of that month.  The quarterly maintenance includes building and property maintenance, insurance, building cleaning, trash removal, exterior pest control, landscaping services and cable TV and internet.

Please note recent changes to the Official Condominium Documents by amendment summarized below.  

The Proposed Amendments to the Declarations were voted on at the Annual Meeting April 7th, 2022.  All four amendments passed by the majority vote required. 

A brief summary of the amendments are:

  1. No apartment may be leased during the initial two (2) years of ownership.
  2. Apartments may only be leased once in any twelve (12) month consecutive month period for a term of no less that three (3) months and no greater than one (1) year.
  3. No apartment owner shall own or have an ownership interest in more than two (2) apartments.
  4. The Certificate of Approval for sale, lease or other transfer of an apartment may be executed by any officer of the Association. 

The full text amendment was recorded on May 6, 2022 and was mailed to all owners at their owner of record address.

Please return completed applications along with the $150 application fee not partial information.  Include a copy of the buyer's/tenant's drivers license and a copy of the sales or rental agreement. We need a hard copy submitted to the office not a digital version.  Allow 30 days, not counting holidays to schedule an interview appointment. Please be sure that your client reads the Architectural Specs and Rules and Regulations documents prior to their interview. Thank you.

REMINDER:
Unit owners are reminded that the sale or transfer or rental of your unit requires the purchaser or receiver be pre-approved prior to closing.  Also, if you intend to rent your unit short or long term, the tenants must also be pre-approved prior to taking up residence. At least one resident (potential owner or tenant) must be 55 + years old in order to occupy a unit.    Minimum rental period is 3 months.  

Unit owners must notify the Association and receive approval of the Board of Directors prior to the work being started for any changes within the condo regarding electrical, plumbing, windows, doors and flooring, including the installation of any new air conditioning and or A/C vents or water heater.  Washers and dryers are NOT permitted in individual condo units. Laundry facilities are available at each building. No carpeting on the lanai is allowed. No new tile installations on the lanai.  No additional holes in the concrete slab or exterior walls are allowed. Complete the RENOVATION APPROVAL PACKET AND SUBMIT TO THE OFFICE.  You must receive written approval BEFORE the work is started.
